Improved Drainage &amp; Erosion PreventionWillow Creek Farm features a full tile drainage system along with a waterway running through the middle of the property that has been maintained with natural grasses and other vegetation. These features help control erosion and encourage optimal movement of water throughout the field.

Soil Health & Restoration

Crop Rotations﻿This farm will utilize rotations of corn and soybeans, as well as possibly other crops such as field peas. By rotating crops, farmers can augment yields, balance their soils' fertility, and reduce pest and disease pressure in their fields in any given year by preventing pests that target one particular crop from becoming established in the field.

All fees are applicable upon deal closure. FarmTogether will not charge fees during the syndication period or if the deal is canceled prior to close.

This deal is modeled as a 9-year hold with a target net IRR of 6.3%, a target net average cash yield of 2.1%, and a target multiple on invested capital of 1.7x. At exit, we believe this property will be attractive to large growers and investors.

Willow Creek Farm Pre-Launch Webinar

FarmTogether Willow Creek, LLC will directly own the title to Willow Creek Farm. Investments in Willow Creek Farm will hold beneficial interests in the property. Farmland Opportunity, LLC will provide all services related to the day-to-day management of the farmland property.

This is a farm with excellent soil, in a prime location with many other similar farms around it. This farm’s soils are rated 164 out of a possible 190 on the ‘CYR’ scale (Corn Yield Rating), a common soil rating system used across Illinois agriculture.

Farmland Opportunity is one of the largest row crop investors in the US with a tremendous team and strong track record that exceeds the returns we project for this deal. The on-site farmer is one of Farmland Opportunity’s long-standing tenants and is well-established in the area, having farmed several nearby properties for years.

Thanks to Farmland Opportunity’s relationships and reputation, this deal was acquired at estimated ~11% discount to market comparables.

Acquired At A Discount

This deal will not utilize any debt in either the purchase of the property or in development. No further development will be needed as the farm already has all necessary infrastructure in place.

No Debt and Low Complexity

The base component of the lease is purely cash basis and is paid up-front each year. Lease payments, however, can increase if corn prices or soybean prices exceed our base case assumptions. Additionally, though we have modeled this deal assuming 4% annual land price appreciation, data from the USDA Economic Research Service on cropland values indicate that cropland in Illinois has grown at a 5.9% CAGR since 2000. There is potential for additional upside from increases in the value of the land if appreciation exceeds our assumptions.
