Vista Luna Organic Vineyard, FarmTogether’s first wine grape deal, represents a compelling opportunity to invest in a high cash flow, turn-key vineyard in an exciting California appellation with significant upside potential. The property is located a short distance north of the town of Clements in San Joaquin County, about 13 miles northeast of Lodi and 30 miles southeast of Sacramento. It is situated in the Borden Ranch AVA, a sub-appellation of the broader Lodi AVA, one of California’s growing wine-producing regions.
The property consists of 142 planted acres of mature vines, all of which were planted in 2006, with a diverse mix of varieties that includes some of the most widely-grown grapes in California, as well as a selection of other more specialty varieties with a sought-after reputation in this region. A total of 104 of the acres are planted to Chardonnay, Verdelho, and Petite Sirah - three of the region’s more popular varieties among growers - with the remainder of the acres planted to a mix of Primitivo, Albarino, Grenache Blanc, and Graciano. This gives the vineyard a very attractive mix of both red and white wine varieties that can be utilized as both standalone wines as well as for blends, including by both local wineries in the Lodi AVA and in other well-known wine regions like Napa and Sonoma counties.
In acquiring this vineyard, FarmTogether is inheriting an already-active USDA Organic certification that was assessed by CCOF (California Certified Organic Farmers) during the tenure of the previous owner and operator. As part of the transaction, the sellers of this property have agreed to ensure the maintenance of this certification throughout the escrow period. Additionally, there is further upside potential from certification with LODI RULES, a regional sustainability label that has grown in popularity around California winemaking and that encompasses environmental, social, and economic dimensions of sustainability in grape growing. As with all other FarmTogether properties, this farm will also be managed under the scope of FarmTogether’s Leading Harvest Certification.
Our operators at Vino Farms were instrumental in the creation of the LODI RULES program and are extensively experienced with a range of approaches to sustainable vineyard management, as well as deeply involved in the California Association of Wine Grape Growers as well as the Lodi Chamber of Commerce. They have earned a reputation as community leaders in California agriculture and were the first-ever recipients of the Grower of the Year award at the 2011 Unified Wine & Grape Symposium.
