River Bend Walnut Orchard represents an excellent opportunity to invest in a tree nut orchard in a region with superior water resources that will be operated by an experienced farm manager who has farmed in the region for decades. River Bend features 210 plantable acres, 100% of which will be planted to walnuts and is slated for transition to organic production by the end of the hold period. This farm is located just 9 miles from FarmTogether’s Yuba Almond Orchard and will benefit from the best-in-class management of the same operator as the Yuba property: Danna Farms Inc.

Leveraging local expertise from our operating partners at Danna Farms Inc., our team has concluded that walnuts represent the highest potential client returns on this orchard and that a transition to certified organic management presents worthwhile upside both in commodity prices and land price appreciation. This orchard will be part-turnkey, part-development: 168.5 of the 210 plantable acres are already planted, and 41.5 of those acres which were planted in 2000 are mature. The organic transition on these mature trees should begin immediately and will be complete by 2025.

The other 127 planted acres are still immature, having just been planted in the last two years, and the organic transition on those acres will begin once the trees are bearing a crop and will likely be complete by 2030. The remaining 41.5 acres of the orchard currently consist of much older trees that will be redeveloped and replanted next year to a high-density planting on new disease-resistant rootstock. This block will be the last remaining portion of the orchard to begin its organic transition, which we anticipate will be complete by the close of the hold period in 2032.

At exit, we believe this farm will be an attractive opportunity for both large growers and investors.
