Our team is excited about this defensible off-market opportunity that provides one of the most attractive risk/return profiles we have seen in a while. The structure of this deal is buying a lease from one of the largest hazelnut growers in North America. This farm is a 120-acre hazelnut orchard that was planted in the fall of 2019. The variety planted is called PollyO and is a next-generation variety developed by Oregon State University to be disease-resistant and highly productive. The property is located in Benton County in the Willamette Valley of Oregon. Raptor Ag is selling the sublease and the terms include a guaranteed base rent, percent of total gross revenue, and a contractually guaranteed buy-back price at exit.
