Blue Creek Pecan Orchard is a sister property to Blue River Pecan Orchard with identical fundamentals; the only difference between the two properties is the acreage. The properties are adjacent and on one contiguous property, enabling operational efficiency and equipment sharing.
This is an off-market opportunity to purchase 124 plantable acres that we plan to develop to pecans. The property is located roughly 80 miles northwest of Dallas, Texas along Oklahoma’s southern border in the heart of pecans’ natural bearing range in the south-central plains. Our operating partners at Raptor Ag will develop the orchard and lease it over a 40-year term.
The development of the orchard will last until 2027, encompassing the first six years of the hold period for the trees to reach maturity. Given our lease agreement with Raptor, which includes both a base rent of 5% of the purchase price as well as a crop share, this investment will produce a cash yield starting in year one and that will increase over the hold term as production ramps up.
Raptor Ag has been our partner on 9 previous FarmTogether properties and we’re proud to work with them on this deal. Founded in January 2016 and led by a top-notch management team with extensive tree nut production experience, Raptor Ag has compiled a large and growing portfolio of farms, consisting mainly of this property and other tree nut farms in Oklahoma, along with hazelnut orchards in Oregon’s Willamette Valley.
